Read the official text at hawaiicounty.gov ↗

This section explains how the county labels residential-commercial mixed use (RCX) zones on the zoning map and sets the rules for how many homes or rental units can be built per amount of land. It lists the allowed density numbers and says that dormitory beds count as half a rental unit.

(a) Each RCX (residential-commercial mixed use) district shall be designated on the zoning map by the symbol “RCX” followed by a number which indicates the required land area, in thousands of square feet for each dwelling unit, or for each separate rentable unit in the case of boarding, rooming, or lodging houses, fraternity or sorority houses, or for each commercial unit. (b) In case any of the permitted uses have dormitories, two beds shall be equivalent to one separate rentable unit for purposes related to the required land area in the RCX district.
