Lot area

This section defines what counts as a lot's area. It includes the whole flat area inside the lot lines, but leaves out parts used for other people's access. It still counts parts used for water, sewer, or other public utility lines.

"Lot area" means the total horizontal area within the lot lines of a lot, exclusive of portions subject to easement or right-of-way for ingress and egress in favor of other lots or land, but including portions subject to easements for water, sewer and other public utility purposes.
